A service contract with a certified provider — most Florida counties require one — plus sensible use: no grease down the drain, no harsh chemical dumps, no paint or solvents. The blower runs continuously by design; that’s normal.

It depends on use and system type, and your service provider will tell you from actual sludge measurement rather than a calendar. When it is pumped, treatment restarts on its own — no additives needed, whatever the bottle in the hardware store says.

Grass over the tanks and drainfield, yes — that’s ideal. Trees and deep roots, no. Vehicles, no, unless the installation was specifically designed for traffic loading. Lids must stay accessible and at grade.
